NOTICE OF PUBLIC HEARING: CITY OF OCEAN CITY PLANNING BOARD

ADOPTION OF AMENDED HOUSING ELEMENT AND FAIR SHARE PLAN

 

PLEASE TAKE NOTICE that, pursuant to the New Jersey Municipal Land Use Law (N.J.S.A. 40:55D-13) and the Fair Housing Act (N.J.S.A. 52:27D-301 et seq.), the Planning Board of the City of Ocean City, County of Cape May, State of New Jersey, will conduct a public hearing on: 

  • Date:  April 8, 2026
  • Time: 6:00 p.m.
  • Location: City Hall, Council Chambers, third floor, 861 Asbury Avenue, Ocean City, NJ

PURPOSE OF THE HEARING

The Planning Board will hear public comment on and consider the adoption of an amendment to the City's Fourth Round Housing Element and Fair Share Plan ("HEFSP Amendment"). This plan will amend the City's Master Plan to address municipal affordable housing planning requirements for Round 4. The HEFSP Amendment was prepared in accordance with N.J.S.A. 40:55D-28(b)(3) and Administrative Office of the Courts (AOC) Directive #14-24. 

PLAN DETAILS
 The proposed HEFSP Amendment identifies mechanisms the City will implement to satisfy its fair share obligations. Following the public hearing and comment period, the Planning Board may take formal action to adopt the HEFSP Amendment by way of resolution. 

PUBLIC INSPECTION
 A copy of the proposed HEFSP Amendment is available for public inspection at least ten (10) days prior to the hearing through the following: 

  • Online:  www.ocnj.us
  • In-Person: Office of the Municipal Clerk, City Hall, first floor, 861 Asbury Avenue, Ocean City, NJ during regular business hours 8:45 am to 4:30 pm Monday through Friday. 

PUBLIC PARTICIPATION
 Any interested party may appear at the hearing, either in person or through an attorney, to ask questions and present comments in support of or in opposition to the proposed HEFSP Amendment. Written comments may also be submitted to the Planning Board Secretary at JFelker@ocnj.us prior to the hearing date.
